For Lenders
Fahri LLP represent several busy lending institutions and smaller private lenders which offer a wide range of bridging loans and alternative bridging finance solutions, including loans for property purchases, auctions, capital raising, or business cash flow at short notice.
The work we undertake can encompass the entirety of the lending process, commencing with drafting of facility letters and all other necessary security documents (such as charges, personal and corporate guarantees, debentures etc) in order ensure that the loan is completed properly, and the security is suitably protected. We can assist the lender in tackling the tricky regulation requirements that accompany this area of financial services.
We can also undertake possession proceedings for Lenders in the event that a Borrower has defaulted on an agreement and all other amicable options have been exhausted. We can commence proceedings, handle all notices to comply with the statutory requirements surrounding residential property, prepare witness statements and liaise with the bailiffs. Post-possession, we can also deal with preparing the legal pack of the property for auction and communicate with prospective purchasers and their legal representatives. Once the property has been sold, we can also advise on and action further steps in the event of a shortfall between the sums due and the proceeds.
